How Do Wind Turbines Affect Property Value?

A recent study has found that wind turbines normally don’t affect the value of the properties in the areas where the turbines are located or those close to them except for some isolated cases. This finding negates the universal notion being propagated by critics of wind turbines.

The study which was published in the Canadian Journal of Agricultural Economics was centered on the Melancthon Township and its surrounding areas. One of the largest and oldest wind farm in Canada can be found in this township.  It was conducted by researchers from the University of Guelph who analyzed the sale of over 7,000 farms and homes in the Melancthon Township from 2002 to 2010, many of which were sold more than once during the period of the study.  There were 133 wind turbines set up in Melancthon and ten other surrounding townships from 2005-2008.

According to the authors, the absence of any significant impact of the Melancthon wind farms comes as a surprise in the light of the public outcry that attended the construction of the wind farms. The finding does not substantiate the issues raised by homeowners around the area regarding the potential adverse effect on property values of the turbines. Moreover, the findings which point out to the absence of any meaningful adverse impact are the same across both farm and rural residential properties.

The research is considered the first peer reviewed study on the matter in Canada.

So How Much Do Residential Wind Turbines Cost?

Generally, an average American home will need a small turbine that could generate from 2kW to 10kW of electricity. But this all depends on the energy requirement of a household, the height elevation of a turbine and the wind speed in a certain locality. The size of the turbine can range from 12 feet to 25 feet in diameter.

Wind turbines come in different sizes and shapes, but the cost of installing a residential wind turbine large enough to generate power needed for the entire house can cost $30,000 on the average. This cost though could range from $10,000 to $70,000 depending on the height of the tower, the size and brand of the turbine and the installation cost. A 1-kW wind turbine would typically cost from $4,000 to $9,000, on the other hand, a 100-kW equipment can cost around $350,000.

However, the substantial investment on wind turbine should not be a turn off to homeowners.  At present, there are tax credits and rebates being offered by both the US federal government and majority of American states to homeowners wanting to install wind turbines. These government incentives are offered to encourage more homeowners to invest in wind turbines. And for those who do not have the capital to finance an installation, the good news is, a leasing program for wind turbines is being offered by United Wind.

Home owners should not consider the installation cost of wind turbines as cost but more of an investment with a payback period. How long it would take to recover the cost, however, will depend on several factors including the availability of incentives and financing, on the quality of the wind in the area, the cost of the turbine itself and the savings on the power bill. Generally however, payback period for a small turbine could take around 6 years to 30 years.
